The signing of the Reservations Form and paying the deposit by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the person(s) booking and intending to occupy the premises.
- No parties of guests who are all under the age of 21 will be accepted.
- No pets accepted.
For the comfort of all guests the villa is NON-SMOKING. If the management find there has been smoking then there is likely to be an additional cleaning cost, which is deducted from your deposit.
- The villa is registered with the State Authorities and is in full compliance with all relevant legislation.
- If you do not want to book this fantastic luxury villa using the automated system then please download, print and complete our Booking Form. Sign and post back to the address shown at the bottom of the form, but please be aware that postal booking take a lot longer and you stand the risk of someone booking automatically taking your dates, you can avoid this by calling laura and reserving your dates, but this can only be done for a maximium of 7 days (includes weekend). Or go to our online booking system and complete the easy form.
General
The villa is available for occupancy from 1600 hours local time on the day of arrival.
Departure time is 11:00. This may be extended by prior agreement.
All patio doors are fitted with child safety alarms. Fire alarms are fitted around the villa. Tampering with alarms will result in a deduction of £35/$50 from your security bond, and is an offense.
All local telephone calls are free.
All bed linen and towels are provided for your needs.
Payment Details
A deposit of £150 is required with all bookings whether made by post or via the automated system, and the balance is required 8 weeks prior to arrival. You will receive an email from home owner confirming your booking with a link to the paypal automated system, the system will show full amount but only £150 is required if more than 8 weeks to your arrival, otherwise full payment is required. If you are posting your booking form the same terms apply except that you will enclose a cheque! UK banks take up to 7 woking days to fully clear cheques.
An additional £250/$500 security bond is payable at the time you collect the key from the Management Company which is 2/3 miles from the property. This can be effected by way of a credit card imprint or by leaving a cheque. If the office is closed the key will be left in a security box and payment of the security bond must be made within 48 hours at the office.
Security/Breakages Bond
The loss of the door key will result in a charge of £250/$500 from your security bond, as all exterior door locks will need to be changed and as a result will cost the home owner money. You will be provided with one key for the villa. In the event that you lock yourself out, you are to phone the Management Company immediately and they will allow you re-entry into the villa. However, you will incur a small charge for their services depending on the call out time (£15/$30 in office hours and £65/$130 out of office hours). You are held responsible for any damage or breakages that may be caused to the property, its contents and for any items in the inventory during your stay. All damages and faults caused or found at the home must be reported to the Property Management Company at the earliest opportunity. Damages may include additional cleaning costs for serious spills, stains etc, and will be deducted from your security deposit. We reserve the right to retain the security deposit (in part or full) to cover breakages, damage or non-return of the key. Receipt for repairs/replacements will be provided in the unlikely event that such retention of the security bond is required. The deposit is refunded subject to any stoppages which will be assessed after your final stay, and will be returned within 30 days of your return date. We reserve the right to pursue a quest for recompense for any and all damages caused which may exceed the value of the security bond within 14 days of being served notice of this.
Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating, food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this respect may be passed to you. Please also make sure that all doors and windows are fully shut at all time, as this helps the internal space cool via the air conditioning and reduces build up of mildew and bugs.
Arrival/Departure
The rental commences at 4PM on the day of arrival and ceases at 11.00am on day of departure. Should you have a late flight it may be possible to rent the house for an additional day - please enquire 2-3 weeks before commencement of rental. All rentals are inclusive of electricity, water and local sales taxes, but not any required pool heating. Telephones are available for your use in the villa with local calls being free of charge.
Cancellation
In the event that you need to cancel the following conditions will apply: 12 weeks or more prior to arrival date - a full refund of deposit, 8-12 weeks prior to arrival date: full loss of deposit, less than 8 weeks prior to arrival - 100% of the total cost.
Please ensure you have travel insurance to cover your losses if cancellation is due to an insured event beyond your control resulting in financial loss.
Use of the Villa
Only the persons named on the booking form are allowed to use the villa (this is a requirement of Florida State Law). The legal maximum occupancy for the villa is 10 persons inc. infants - if exceeded this will result in termination of rental agreement without refund of monies. We would like to remind you that for the enjoyment of future guests this is strictly a NO SMOKING villa and NO PETS are permitted.
Safety
Use of the pool is at your own risk. No diving is permitted - there are alarms fitted to all exit doors to swimming pool but guests are reminded not to allow unsupervised children to use the pool at any time.
Liability
We, nor our Management Company accept liability whatsoever for loss or delay, howsoever caused beyond our control. I.e. strikes, riots, fire, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or any other event, death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool, spa and/or villa. It is your responsibility to ensure that children are always supervised properly in and around the pool, spa and villa (this list is neither exclusive or exhaustive).
Pool Heating
The heater is an electrical/mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. In such an event, every effort will be made to repair the heater. If the guest has paid for pool heat, then we shall refund only the days you are without pool heat. We cannot and will not refund for anything that has not been paid for. Pool heating is also subject to weather conditions, the colder the weather the longer the heater will take to warm up the pool each day. If guests request pool heat to be turned on after their arrival they must be aware that it will take time for the pool to heat up but payment is required from commencement. The blanket should be used to cover pool when not in use, especially at night to help to retain the heat. Guests are not permitted to touch the pool heater controls, any sign of tampering will result in the pool heat being turned off and you will forfeit your payment. Any problems with pool heating should be reported to the local management company immediately. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.
Force Majeure
We, nor our Management Company will accept no responsibility, or be held liable in respect of damage or change caused by force majeure, e.g. industrial action, floods, closure of airports, terrorist attacks, weather conditions or other events beyond our control.
Travel insurance
The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The guest is responsible for taking out an adequate insurance policy(ies) top cover all risks. This is also applicable to people visiting the property as guests of the guest(s).
Complaints or Dissatisfaction
We sincerely hope you do not have any, and sorry for the somewhat lengthy terms and conditions, but we need to make these declarations because of Florida State Law surounding property rentals, and genuine concern for safety!. But in the unlikely event that you wish to register a complaint during you holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return. Unfortunately we are not always able to control the components of your rented accommodation and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we cannot accept liability. Furthermore, the owner cannot guarantee that all the facilities described in advertisements or on websites will be available.
